We can coordinate, through our relocation services and agent network, for one of the best local brokers servicing the area of your departing home to assist you with the marketing and sale of your home, if located outside of our local area.

Buyer Own Search

When searching for properties on your own, you will reach out to us and alert us on properties you have found so we can work together. When visiting open houses or speaking with other agents, you will let them know that we are acting as your buyer’s agent.

New Construction

When looking at new construction, you will reach out to us and alert us before visiting any home sales center for the first time in order for us to be able to represent you. Many builders have specific requirements of buyer’s agents to allow us to negotiate with the builder on your behalf.

We will register you in our Listing Alert system that provides you with email notifications of available properties that meet your specific requirements daily. You will receive instant alerts on new listings that hit the market. We will also search for off-market properties that might be a good match for you.


Buyer Counseling Session

We will conduct a buyer counseling session to discuss your needs and goals and to plan the search for your property.

Buyer Representation

We will have frequent communication to discuss and update your needs and searches. We will also present and explain to you the buying process, our service commitment agreement and the unique services and benefits it offers.

Home Evaluation

We will discuss the positive and negative features of a property that may affect its value and future resale and share comparatives when needed so we can review together. 

Negotiation Strategy

We will discuss a negotiation strategy for the property you have selected, including a Competitive Market Analysis when needed, and advise you on the suggested initial price and terms to offer. We will present your offer to the listing agent emphasizing the strength of your offer, your ability to close without delay and our experience for a smooth transaction. Our years of experience and relationships with the agent community are essential to maximize the probability of getting your offer accepted.


Financing/ Loan Pre-Approval

We will offer to arrange a pre-approval consultation, in person, virtually or by phone with one of our trusted and reputable lenders to help you determine your range of affordability. This will also increase your negotiating strength once we are equipped with the pre-approval letter. If requested, we will assist you in discussing programs with the lender.

Estimate of Closing Costs and Funds Required

The lender will provide you with a preliminary estimate of closing costs and down payment requirements anticipated in the transaction.

Good Faith Estimate from Lender

You will benefit from our experience in working with financial institutions to expedite the good faith estimate from your lender and frequent follow up with the lender to ensure a smooth process on this end.


Property Disclosure

We will review with you the inspection reports and provide all seller disclosure documents received so you can make an informed decision. We will disclose to you all material facts that we are aware of and assist you with any questions or concerns you may have.

Review of Written Seller Disclosure

We will provide you with the seller’s written disclosure statement, if available, to enable you to review & consider.

Home Warranty Plan

We will negotiate in your purchase offer for the seller to pay for the Home Warranty, unless you decide not to. We recommend to obtain a home warranty for your 1st year. There are multiple companies and plans that we can recommend.

Home Inspectors

We will recommend that you obtain professional building and termite inspections by any inspectors you deem necessary. We can suggest inspectors for any further inspection that you deem necessary. We will attend inspections when necessary and assist with the scheduling and process.

Home Inspection Remedies

We will work with you to prepare your repair request if you deem necessary, based on inspections and disclosures, to ensure your concerns are corrected before the close of escrow and you buy your new property with confidence.


Closing of Sale

We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction. We will provide you with known utility contact information so you can pre-order your new utilities.

Pre-Settlement Inspection

We will offer and accompany you on a thorough walk-through of the property before closing and will advise you in dealing with any concerns that could be discovered during the walk-through.

After the Sale

We will contact you immediately after the closing to follow up on the remaining details or service needs.
